What Are Your Legal Duties as a Landlord?

As a landlord, you're legally responsible for ensuring the electrical safety of your rental property. This includes both the fixed wiring of the property and any electrical appliances you supply.

Here's What Current UK Legislation Requires:

EICR – Electrical Installation Condition Report

Since July 2020, landlords in England must:

Have the electrical installation inspected and tested at least every 5 years by a qualified person
Provide a copy of the report to tenants within 28 days
Keep a copy for their own records and provide one to the local authority if requested
Complete any remedial work identified as necessary in the report within 28 days (or sooner if required)

This covers your fuse board, sockets, lighting circuits, and hardwired installations.

🔌 PAT Testing – Portable Appliance Testing

While not currently a legal requirement, PAT Testing is strongly recommended for any electrical appliances you provide in a rental property. Under the Electrical Equipment (Safety) Regulations 1994 and the Landlord and Tenant Act 1985, you have a duty to ensure that appliances are safe to use.

Appliances typically include:

Kettles, toasters, microwaves
Washing machines, fridges, freezers
Extension leads and multi-way adaptors
TVs, lamps, and heaters
